At first thought, you might think that this is just other houses that are somewhat similar to your own in the same area. And while that is definitely true, there is more to the story.

Although your house is under scrutiny by buyers, your choice of agent can be a more important factor. Real estate agents are all in competition with each other. This isn’t necessarily a problem; it inspires agents to provide a better level of service.

And it’s your agents job to pursuade buyers to inspect your home and want it more than any other on the market. So, naturally you want to have the best service on offer. So, remember not only to have your house ready for the market, but also to do your homework on what services are offered by different agents before you sign.

Today it’s time for a classic article from over a year ago. While it has been some time since we originally posted this entry, adusting the external look and feel will always be an important step in selling your property.

Queenslander HomeIn the real estate industry, it is well known that home buyers are attracted to houses by their outside appearance. It is usually the first thing they see when inspecting a property and first impressions do count. Buyers often say, “I just want to drive past the house,” before they commit to an inspection.

Improving the external presentation of your house doesn’t need to cost a lot of money. Many simple things can be done to improve the look without breaking the bank.

First of all, house and yard should be cleaned. This includes little things like removing rubbish from the gutters, removing leaves from the yard and having a clean letterbox without any junk mail in it. Paths should be swept down, and any cobwebs removed. And although you may have water restrictions in your area, a neat garden will help improve the look of your yard.

Ultimately, buyers should have a good feeling when viewing your house from the outside, even love the thought of owning it themselves. All these small touches can really go a long way to making this happen.
