Tenants: Routine Maintenance

When renting a property, the last thing you want to do it constantly deal with your real estate agent. And it’s your right to peacefully enjoy your property. After all, that’s why you pay rent. But there’s one particular thing you should talk to your agent about that can easily make your home more comfortable. And that’s routine maintenance.

Every property needs to be maintained. And it’s the owner’s responsibility to keep the property looking good and everything working. And while you can wait for routine inspections to talk to your Property Manager about any work that needs to be carried out, it is a good idea to send a quick email every couple of months or whenever jobs come up. It makes everything a lot quicker and your home will be kept in great condition all year.

Bathroom & Kitchen Renovations

After a few years, all homes will start to show their age. A quick way to freshen up your property is to carry out some renovations on the kitchen and bathroom. And while this is fantastic if you want to live in the property for a while longer, it may not be the best decision if you are looking to sell. Worse if you are renovating only to sell your property. This is called flipping and a big staple of so-called reality television.

While these renovations can make it easier to sell your home, they are rarely worth the money spent. The problem is that it’s necessary to spend a decent amount of money on renovations so there aren’t future problems with a lack of quality. In a booming market, this can work, although it is risky. In the market, which is slowing down, this can be disasterous.

There’s also another point to consider. Many buyers will want the property to look a certain way. Many people will want to choose how their kitchen and bathrooms are renovated. Personal choice goes a long way.

So, if you want to renovate for your own enjoyment, go for it! But it might be best to talk to a agent if you are only doing it to sell. You may be risking your money when you don’t need to!
